Yeah, I think everyone is going to agree with what Mikey and I said... it's worth more than what he's willing to dole out, so it makes sense to find a monthly income amount that will work for you.

Basically, think of it as a franchise. He's buying a franchise from you, making himself some of the profit while making you money as well. The overhead costs will be his, so depending on how high/low that is, you would find a number in there somewhere.

In my mind, he should pay you something up front (typical franchise for a small business can go for $10-$50k) and with little to no overhead you should be taking in at least 40-65% profits. But it all depends on cost of living, what your monthly projections are, what if any overhead he would incur (or you?).

Give me more information, numbers and I'd be able to help you with coming up with a number to bill for up front and re-occurring.
